Survey work that turns a design into lots
A community-title scheme needs a clear record of what each owner holds and what is shared. Strata survey work measures units, calculates lot areas and defines common property, giving the scheme documents and sale contracts a sound basis. Owners, developers and their advisers may need survey input at more than one stage, from plans for early sales through to construction-related surveying. For marking the building's position on site, see our construction set-out survey page.
Strata work is a different task from an ordinary land subdivision, which divides a block into separate lots with no common property or body corporate. Calling that kind of project strata does not change the survey work it needs.
Strata survey work you can request
Unit measurement and lot calculations
Measuring units and calculating lot areas so each lot in the scheme is described consistently across the plans.
Disclosure plans
Plans of proposed lots and common property, prepared when lots are being sold before the scheme's survey plan is registered.
Standard or building-format plans
Survey plans in the format your scheme uses, with lots and common property defined.
Scheme and registration coordination
Coordination of community-title scheme documents and registration with your project team, where it forms part of the agreed work.
Standard format or building format?
Queensland survey plans for community-title schemes are commonly standard format or building format. A standard-format plan defines lots by boundaries on the land, while a building-format plan defines lots by parts of a building, such as walls, floors and ceilings. A community-title scheme can use either, and building-format plans are not limited to multistorey unit buildings. The right format follows your design and your project team's advice, and the surveyor can explain how it shapes the survey work.
How a strata survey is scoped
Strata work depends on where the project is up to, so the first step is working out which plans you need now.
- 1.Send your enquiry: Use the free quote form or call with the address, the proposed scheme and the stage you are at.
- 2.Identify the plans needed: The surveyor works out which measurements and plans apply, such as disclosure plans now and a survey plan later, and which plan format is involved.
- 3.Receive your quote: You get a quote for the survey component of your project, with the work and price set out.
- 4.Measure, plan and coordinate: Once you accept, the surveyor measures, prepares the plans and coordinates scheme documents and registration where that is included.
Helpful details for your quote
The enquiry form asks for your contact details and the property address. Title or plan details, drawings and any brief from your adviser help the surveyor see where the project is up to, so share them if you have them, though you can request a quote without them. If the design still needs site information, a detail survey records existing features before lots are planned.
- Property address and current title or plan details, if available
- Project stage: early design, selling off the plan, under construction or complete
- Proposed lot layout, architectural drawings or current design
- Any brief from your town planner, lawyer or other adviser
- Access arrangements and any date you are working towards
