What a lease survey helps you settle
A lease survey answers a practical question about the premises: how much area is being leased, or where exactly the leased part sits. Owners, tenants, property managers and their advisers use the results when preparing a new lease, reviewing rent or checking a figure in an existing lease. For a land lease, the work can focus on part of a site rather than a building. If your real question is where the legal property line is, that is a boundary survey.
Depending on what you request, the work can produce measured areas, area calculations and plans of the leased space. Where a lease is to be registered, a lease plan can be prepared and its lodgement with Titles Queensland coordinated.
Lease survey work you can request
Retail and office tenancies
Measurement of shops, offices and other tenancies within a building, with areas calculated on the basis your lease or adviser specifies.
Industrial premises
Area measurement for warehouses, factories and other industrial space, including leases over part of a larger building or site.
Land leases
Measurement and plans for leases over land, where the leased portion of a site needs to be defined and shown on a plan.
Lease plans for registration
A plan of the leased area prepared for registration, with Titles Queensland lodgement coordinated when it is part of the agreed work.
Lettable area or a plan for registration?
Lettable-area work is about the number. The area is calculated using the PCA method on the basis your lease or adviser names, such as GLAR, NLA or GLA, so include those details in your enquiry. A plan for registration is about the record: it shows where the leased area sits so it can be lodged with the lease. If your premises are a lot in a community-title scheme and your question is about the lot itself, our strata survey page covers that work.
From enquiry to measured area
Most of the decisions are made before anyone measures, so the site work matches what your lease needs.
- 1.Send your enquiry: Use the free quote form or call with the address, the premises involved and why you need the survey.
- 2.Settle purpose and basis: The surveyor works out with you whether you need area measurement, a lease plan for registration or both, and any basis your lease names.
- 3.Receive your quote: You get a quote for the agreed work and outputs, priced for your premises.
- 4.Measure and plan: Once you accept, a site visit is arranged and the surveyor prepares the measurements, calculations and plans you asked for.
Helpful details for your quote
The enquiry form asks for your contact details and the property address. A current lease, plans, title details or an adviser's measurement request help the surveyor understand the premises sooner, so share them if you have them, though you can request a quote without them. If a fit-out or redevelopment also needs existing features recorded, mention it so a detail survey can be quoted alongside the lease work.

- What it is for: a new lease, a rent review, checking an existing figure or registration
