Form 12 Certification Surveys Brisbane
Your certifier has asked for a Form 12 on surveyed aspects of your build, such as boundary clearance. Send the approved plans and their request, and receive a fee proposal scoped to those aspects.
- Scoped to the aspects your certifier has asked for
- Checked against the approved plans you supply
- Fee and site visits set out in a written proposal
What a Form 12 covers
A Form 12 is the Queensland aspect inspection certificate. Your building certifier appoints a competent person to inspect a particular aspect of the work and certify it against the approved plans. Where that aspect is boundary clearance for a single detached Class 1a house, the official form requires a cadastral surveyor appointed by the certifier.
This service covers aspects a survey can measure, such as where a new house, garage or carport sits in relation to the boundary. It does not certify every trade or every part of the build, and it is not building approval. Your certifier decides what they need, so include their request when you enquire.

Plan review
The approved design plans you supply are reviewed to identify the setbacks or positions the certificate needs to address, and the survey file is prepared.
Site visit and survey
Fieldwork on site to measure the relevant aspects, either as construction assistance or as an as-constructed survey of what has been built.
Boundary identification if needed
If the boundary itself needs to be identified first, that can be quoted with the Form 12. It is a separate scope with its own fee.
The certificate
A Form 12 for the surveyed aspects, checked against the approved plans you supplied, ready to provide to your certifier.
Example Form 12 quote
In April 2026, a standalone Form 12 certificate survey for a Brisbane job was quoted at $1,815 including GST ($1,650 excluding GST). That proposal covered reviewing the design plans, one site visit and the certificate for the surveyed aspects.
This is one dated example, not a current or starting price. Your fee depends on the aspects, the site and the stage of construction. Additional visits or survey work are not included automatically. If the work does not match the plans and a return visit is needed, your proposal sets out how that is charged.
How the quote and booking work
- 1
Send your details
Share the address, the approved plans, your certifier's request and where the build is up to, plus any deadline.
- 2
Review your fee proposal
The proposal sets out the aspects covered, the number of site visits and the fee. Check it matches what your certifier asked for.
- 3
Accept and book the site visit
Once you accept and complete any payment step, a fieldwork date is arranged. Availability is confirmed at booking, so raise timing early.
What to have ready
- The property address, including the suburb
