## Survey work to show where an easement sits on your land, or to help define a proposed new one.

An easement survey starts with one question: do you need to find where an existing easement sits on site, or do you need survey work for an easement that has been proposed? Tell us which applies, share any records you hold, and we can arrange a quote for the survey work your site needs.

## Existing easement or proposed easement?

For an existing easement, the useful starting point is the title, the registered plan and any easement document. [Queensland guidance](https://www.business.qld.gov.au/industries/building-property-development/surveying/survey-plans) notes that a current lot plan may not show an easement created on a different plan, so a title search and related records can matter as much as the field work. Survey work can then relate those records to features on the ground, such as a driveway, fence line or service corridor.

For a proposed easement, the survey work depends on its purpose and the wider project. An access or service easement linked to a development may come with Council or utility conditions, and your solicitor, planner or engineer may already have requirements for the survey. Sharing those early helps the quote reflect the work actually needed.

## Easement survey services

### Existing easement location

Locating a recorded easement on site to show where it sits in relation to boundaries, buildings, fences, driveways or services, based on the available title and plan records.

### Proposed access or service easement

Survey work to help define the location and extent of a proposed easement, based on its purpose, the site and any conditions your project team supplies.

### Records and survey outputs

A review of the title, registered plan and easement documents you hold. Any survey records or plans are provided as agreed in the quote.

### Working with your project team

Survey input for your solicitor, planner, engineer or builder when the easement is part of a wider project. Legal and approval steps stay with the relevant parties.

## What a survey does and does not change

A survey records and shows location. It does not by itself create an easement, change lot boundaries, grant rights or give permission to build. Under the [Land Title Act 1994](https://www.legislation.qld.gov.au/view/html/inforce/current/act-1994-011), showing a proposed easement on a plan does not create it, and a new registered easement involves a separate easement instrument and registration. Where a development approval requires easement documents, Brisbane City Council's [plan sealing process](https://www.brisbane.qld.gov.au/building-and-planning/additional-approvals/plan-sealing-requests) may also apply. Rights, consents and registration sit with your solicitor, the affected owners and the relevant authorities; the survey provides location information to support those steps.

## From quote request to survey work

Nothing is agreed until you have a quote. Price and timing depend on the site, the available records and the survey task.

1. 1. **Describe the job:** Use the quote form to tell us about the property, whether the easement is existing or proposed, and what you need the survey for.
2. 2. **Records review:** Any title, plan or easement documents you hold are checked to work out the survey work required.
3. 3. **Quote:** A quote is prepared for that work so you can decide whether to go ahead.
4. 4. **Survey work:** If you proceed, the survey is carried out and any records or plans listed in the quote are provided.

## Details that help with your quote

You do not need every document before you enquire. If you have them, these details help scope the survey work and the quote. For general pricing factors, read the [land survey cost guide](/blog/land-survey-cost-brisbane/), or [contact us](/contact-us/) if you would rather talk it through first.

## Easement survey questions

**What is the difference between an existing and a proposed easement survey?**

An existing easement survey works from the title and registered plan records to show where the easement sits on site. A proposed easement survey helps define the location and extent of an easement that has not yet been created, such as an access or service easement linked to a development.

**Do I need documents before I enquire?**

No. You can enquire with just the property address. A title search, registered plan or easement document helps if you have one, because an easement may be shown on a different plan from your current lot plan.

**Will the survey give me the right to use or build in the easement area?**

No. A survey shows location and extent. Rights to use land, consent from other owners and any building approval are separate matters to raise with your solicitor and the relevant approval authority.

**How much does an easement survey cost and how long does it take?**

Both depend on the site, the records available and the survey work needed, so there is no set price or timeframe. A quote is prepared once the task is scoped.

**Is an easement survey the same as a boundary survey?**

No. A boundary survey identifies the boundaries of a lot. An easement survey focuses on the location and extent of an easement within or across it. If a job needs both, that can be considered when the work is scoped.
